Having obtained planning permission for our client to convert a redundant outbuilding into a new dwelling, we were then engaged to undertake works under IDP Planning Policy 16B, which allows a scheme with planning permission for conversion to be developed into a demolition and new build project (before that outbuilding is physically converted).
Dictated by percentage increases on floor area and volume, when considered against the conversion scheme, we developed plans to provide a two bedroom property, provided over two floors, with flexibility to apply planning exempt extensions to the building so that our client’s dream, and forever home could be realised. The approved scheme was designed factoring in The Lifetime Homes Standards alongside Part M of the Building Regulations (Accessibility).
Site orientation was also factored into the new build scheme, with the building repositioned to achieve comfortable levels of natural light and to make the best use of the amenity spaces available within the plot.
Re-using granite from the existing outbuilding was a key point in our design approach that sees a mix of glass, granite and timber materials externally. Crittal style fenestration in anthracite grey compliments the anthracite grey fascias, rainwater goods and slate roof coverings.
Construction of this project was managed by our client as a ‘self build’ to achieve a home where they ‘love living’.
