Completed in spring 2024, Sycamore Avenue is a stunning development of 13 new build dwellings located along Les Bas Courtils, St Sampsons.
The site is within the St Sampsons conservation area that encapsulates Delancy Park. The tall granite boundary walls surrounding the site are protected which presented a unique challenge.
Team effort
The sensitive nature of Sycamore Avenue’s location resulted in close cooperation between the contractor, architect and relevant authorities. The collaborative effort ensured a design that respects the conservation area while introducing contemporary elegance.
We worked closely with the planning and conservation authorities to create a design that aligns sympathetically with the historic surroundings. We maintained a high standard of design throughout the project, ensuring timely delivery of technical information. The site manager effectively kept subcontractors informed of project timelines and deadlines, resulting in a schedule only affected by weather conditions.
Bi-monthly progress meetings involving the contractor, architect, and structural engineer ensured that any technical design concerns were swiftly addressed. Weekly site reports from the site manager kept Infinity, the main contractor and client, up to date with progress.
Streamlined procurement
As Infinity acted as both the main contractor and client, the need for traditional procurement was eliminated. We were entrusted with providing the design and technical information, facilitating a smooth and efficient process. Planning permission and a Building Control License were granted in January 2022, with construction commencing in spring 2022. Two years later, in spring 2024, Sycamore Avenue was completed.
Health & safety
Our partnership with Copcoy, a specialist Health & Safety Project Coordinator showed our commitment to strict safety standards on site. Weekly site and scaffold checks, coupled with detailed RAMS ensured a safe working environment.
Local materials & services
Sycamore Avenue proudly utilised local contractors and suppliers for every aspect of the development. From Infinity Construction and JG Architecture to CBL Engineers and local specialists in roofing, windows, doors and interior works, the project is a showcase of Guernsey’s materials and services.
What once was a derelict and overgrown site has been transformed into a striking residential area, providing much-needed quality housing for the island. The entrance road, framed by two sycamore trees, leads to a development that shows high-specification design with thoughtful preservation of the area’s historic features.
